Section 8
The Housing Choice Voucher

What is Section 8?

The Housing Choice Voucher Program, commonly known as Section 8, is a federal assistance program that helps low-income families, the elderly, and individuals with disabilities afford decent and safe housing in the private market. This program is administered by local public housing agencies (PHAs) and allows participants to choose their housing, including single-family homes, townhouses, and apartments, provided the housing meets the program's requirements.

Participants in the Section 8 program typically pay 30% of their adjusted gross income towards rent, with the PHA covering the difference between this amount and the rent charged by the landlord, up to a locally determined payment standard. In 2023, the U.S. government spent approximately $31 billion on Section 8 vouchers, reflecting its commitment to ensuring that low-income households can access affordable housing across the country. This funding helps promote economic mobility and stability by allowing recipients to live in better neighborhoods with access to improved amenities.

Community Banks

Benefits

Community banks play a crucial role in supporting local economies by offering commercial real estate financing tailored to the specific needs of their communities. Unlike national banks, community banks have a deep understanding of the characteristics of their local areas, including the population mix, the types of existing businesses, and the unique challenges and opportunities present. This local knowledge allows them to offer more personalized lending solutions for multifamily property acquisitions, ensuring that the projects they finance are well-suited to the needs and dynamics of the community.
