It begins with funds from The 1 Percent Club, which provides below-market-rate interest loans. These loans used for acquisitions and are repaid upon the sale of multifamily properties. The commitment to rent to a certain number Section 8 tenants is a prerequisite to receiving a loan from The 1 Percent Club. The original funds repaid to The 1 Percent Club are reinvested in future projects. Interest earned will be used for operations.

Complementing these loans, a partnering real estate private equity fund makes an equity investment in projects for acquisition and renovations, and benefits from above-average returns due to the lower cost of capital provided by The 1 Percent Club's loan. Upon the sale of the property, the equity is reinvested in the next acquisition.

​Additionally, commercial real estate loans from community banks help finance the acquisition of multifamily properties, creating a robust and sustainable model for increasing affordable rental units.
